One of our goals at Leeman Homes is to deliver the most rewarding and enjoyable new home construction experience that you can have. After all, we’re building your dream home – and it’s important that the process be fun, too. We believe providing you with up-front detailed information, setting proper expectations, and keeping you informed throughout the building process are all paramount keys to your experience — and our success!
Our extensive design process is the perfect complement to our detailed and interactive nine step home building system. Unlike other builders, we conform our homes to fit our buyers’ needs rather then requiring our buyers to conform to our needs. What we offer is based on what we’ve heard…from you! And while we offer you the energy and creative thinking of a new company – as were incorporated in early 2007 – the foundation and structure of our business has been forged and extensively field tested.
Once the construction process begins, you have already made a lot of decisions, and by now you’re probably excited and anxious to move into your new home. You’ll be glad to know “Life by Design” continues throughout the building of your home. We strive to meet all of your expectations through our 9 step home building process:
| Step 1: | Pre-Construction Orientation & First Selection Meeting
Your new home counselor and superintendent will meet with you on-site approximately one week after we have ratified the contract. The home site, model plan, elevation and structural options will be reviewed. The second half of this meeting will take place in the selection center located in the model home. This will be your first selection meeting.
|
| Step 2: | Second Selection Meeting:
The meeting will take place at least 4 weeks prior to drywall installation.
|
| Step 3: | Third Selection Meeting:
This final selection meeting will take place at least 2 weeks prior to drywall installation. By now, you have a real picture in your mind’s eye of what the interior of your new home will look like!
|
| Step 4: |
Pre-Drywall Meeting:
During this visit the super and new home counselor will meet with you to review the pre-drywall checklist. All options will be reviewed. Additionally, you will receive your construction key during this visit.
|
| Step 5: |
Pre-Settlement Home Orientation:
The home orientation takes place approximately one week prior to settlement. You and the superintendent will walk the home together and he will review all of the home operations. You will be guided by a checklist to ensure you receive the proper education on your new home. Additionally, any last minute touch-up items that need to be addressed will be listed on the punch list.
|
| Step 6: | The Pre-Settlement Walk Through:
You and your superintendent will once again meet at the home to simply make sure all of your punch list items have been satisfactorily addressed. This is a very important step, because we will not proceed to settlement until you are satisfied with your new home. This is your dream home –– and we take that very seriously.
|
| Step 7: |
Post Settlement Follow-up:
Your superintendent will visit you approximately two weeks after settlement to check in to address any immediate questions or concerns you may have.
|
| Step 8: |
2 Month Warranty Visit:
Your superintendent will visit your home review any items which you may have submitted for warranty review. He will assign all trades as appropriate to ensure a timely and efficient warranty visit.
|
| Step 9: | 11 Month Warranty Visit:
Your superintendent will visit your home once again after 11 months to review all items which you may have submitted for warranty review. He will again assign all trades as appropriate to ensure a timely and efficient warranty visit. All drywall finishing issues such as nail pops will be addressed at this time, too. Best of all, by now you’ve been living “Life by Design” for almost a year!
